Microchip Technology

The Challenge

Microchip Technology, a manufacturer of low-cost embedded control products (microprocessors) used by the automotive, consumer, communications, industrial, and office automation markets, developed a requirement for a new manufacturing facility necessary to increase production.  Due to both a worldwide demand and shortage of microprocessors, quickly gearing up production and getting their product to market was critical.  Two options were available; designing and building a new facility on a parcel of land adjacent to their existing campus -OR- purchasing an existing facility and retrofitting it to meet their needs.  Microchip also needed the new manufacturing facility to be easily accessible and/or in close proximity to their corporate headquarters in Chandler, Arizona.  Local business environment and economic factors would also play an important roll in selecting the location of a new facility.

The Solution

A very detailed needs assessment was done on the requirement that generated a thorough RFP, which was sent via e-mail to all the CB Richard Ellis brokers located within the United States.  Several potential locations/facilities were presented, but through the information gained in the earlier assessment the number of locations/facilities was easily reduced to four; land and a build-to-suit in Chandler, Arizona; as well as three existing manufacturing facilities in Colorado Springs, Colorado; Carrolton, Texas and Puyallup, Washington.  Each site was visited and evaluated base on the client's needs.  From this thorough investigation it was determined that one of these sites could provide Microchip Technology with a manufacturing facility in which they could produce their product, at both a significantly lower capital allocation and in a timely fashion to meet the market demand.

CB Richard Ellis negotiated the purchase on behalf of Microchip for the former Matsushita Semiconductor Facility.  This 10 building, +710,654 sq. ft. semiconductor manufacturing facility is located on a +93-acre private forested campus in Puyallup, WA.  By selecting this facility, Microchip was able to deliver their product to market at significantly below the cost of constructing a new facility and in about 1/4 the amount of time, thereby allowing Microchip to maintain their competitive advantage in the marketplace.
