AXIS Portal – The Web-based Axis Platform (www.axisvalue.com) offers efficient, cost-effective ways to manage a property or portfolio of any size, using a high-tech approach to gain a high-touch result. Available 24/7, Axis is the first software to make all aspects of any commercial building more efficient – empowering brokers, managers and tenants through a host of capabilities, including an automated work order system, document management program, virtual stacking plans and emergency planning tools.  To date, more than 150 sites, representing in excess of 80 million square feet, have adopted the electronic platform.

Branding and Marketing – Asset Services accesses top-level marketing expertise to spark leasing activity and build equity in a property’s unique brand, differentiating each site from competitors in the marketplace and developing a solid leasing presence.

Business Continuity Plan – CB Richard Ellis is committed to safeguarding the interests of clients in the event of an emergency or significant business disruption, based upon a thoroughly planned response to safeguard people, properties and the interests of tenants and clients. Moving beyond each property’s basic Fire Life Safety or evacuation planning, the Business Continuity Plan addresses such vital areas as data back-up and recovery; alternative communications with tenants, clients and employees; and alternative physical locations.

Global Standards – By establishing, quantifying and integrating the industry’s finest real estate practices, Asset Services formulates consistent, best-in-class policies and processes for global use at every managed property. Compliance with Sarbanes-Oxley and SAS 70 Type 2 reporting, ongoing Environments for Excellence property audits and a proven transition process are supported by an electronic library with more than 7,000 online resources.

Sensible Sustainability – The “Sensible Sustainability” program has the initial goal of reducing energy consumption throughout the company’s portfolio.  CBRE partners with the EPA in a program of educational outreach which leads to registration and benchmarking of the portfolio in the EPA-supported ENERGY STAR program. Using further training and support from CBRE Technical Services, Asset Services’ objective is a minimum 10% reduction in the portfolio’s energy use. Reduced energy use and operating costs translate to higher profitability and enhanced values for property owners while helping conserve global energy supplies. 

Risk Management –  CB Richard Ellis protects properties with the broadest coverage at the most competitive rates. Cost-saving premiums and enhanced coverage terms are provided by a tenured staff with expertise in mitigating clients’ risk level and managing insurable events ranging from minor to catastrophic. Risk management consulting, contract review/compliance and site inspections also are available.

Strategic Purchasing – Clients achieve significant efficiencies through CB Richard Ellis' www.sitestuff.com procurement platform, delivering savings on both services and goods. CBRE leverages an unmatched collective buying power by purchasing property management maintenance, repair and operations (MRO) products and contractual services through SiteStuff on behalf of clients throughout the United States. In addition RFPs can be distributed and awarded through SiteStuff for all of an asset’s service category requirements.

Project Management – Investment owners are supported by an extensive Project Management platform designed to improve the bottom-line performance for assets of all sizes and property types. Experienced professionals manage capital improvements, Tenant Improvements and common area renovations as well as ADA and government-mandated upgrades by leveraging national best practices and local market knowledge.
