CBEX (CB Richard Ellis Evaluation System)

CB Richard Ellis Self Storage Advisory Group (SSAG) has designed an evaluation system that analyzes all self-storage facilities in the same manner.  We call it CBEX (CB Richard Ellis Evaluation System).
 
The system utilizes market averages for expenses, institutional underwriting assumptions, (standard management fees; maintenance accruals; real estate tax adjustments; etc.) combined with property specific financial information.  The result is a realistic sales price which is representative of industry averages and site specific performance.  CBEX is the only standardized evaluation system designed specifically for the self-storage industry.  It has enabled us to achieve a 104.2% accuracy rate on our initial valuations. 
 
Analysis is based on $200 million dollars worth of self storage sales in 2005.
