In 2004, Shira Bicknell joined the Investment Team of Jim Neil and Eric Comer as an entitlement specialist. Since joining the team, she has successfully processed condominium conversion approvals for approximately 2,500 units in San Diego County. She is responsible for working with apartment owners to process land entitlements and necessary approvals in order to maximize the value of their properties. Her responsibilities include:
- Providing property analysis to determine current zoning constraints and potential redevelopment opportunities.
- Working with City Staff and Government Officials to process approvals quickly and effectively.
- Assisting Buyer with entitlement issues during the due diligence process.
- Coordinating the necessary team of consultants, architects and engineers to expedite the pre-development process.
- Responding to tenant and onsite management concerns during tenant notifications.
- Scheduling physical element reports and other consultants as necessary.
- Maintain communication with onsite leasing managers.
- Audit project files.
Experience
Shira began her career at CB Richard Ellis as an Administrative Assistant for National Retail Services, Global Corporate Services, and various office brokers. She was responsible for preparing market information, overviews and profiles, Tenant and Landlord proposals and lease agreements, letters of intent, and presentations.
