Rob Gunness successfully represented Hamann Construction on the approximately 40 acre, Vista Oaks Business Park at Scott Street in Vista, California.
Hamann Construction originally acquired the 40 acres in raw land condition and Rob assisted them through the entitlement process and the approval of this master-planned development. Grading began, once the nine-parcel project was effectively approved, in November, 2000. Lots ranging from 1 to 7 acres were available for build-to-suit, for lease or for sale with building sizes ranging from 15,000 to 60,000 square feet. Once these lots were market-ready, Rob was instrumental in completing sales within a 12-month period. Rob represented approximately 75% of the buyers, including Stetman & Morris, DJ Ortho, McKinsey Aircraft and GSA.
One noteworthy acquisition at Vista Oaks was Lots H and I combined consisting of approximately 4.7 acres. Aminoff Investments acquired these lots from Hamann Construction in 2002. Aminoff obtained construction financing and completed the construction of 4 multi-tenant buildings totaling nearly 60,000 square feet. Before Aminoff had even completed their escrow transaction, H.G. Fenton Company stepped in and purchased the newly developed Vista Oaks Business Center. Thus as another winning multi-tenant, industrial project was created in the South Vista marketplace, Rob's extensive experience and market knowledge made him a valuable partner to all 3 parties in these transactions.
