The Challenge
Magnum Semiconductor needed to relocate into a smaller facility of 20,000 square feet in the Fremont-Milpitas market. Their objective was to find a suitable building at significantly below market rental rate. Magnum was also looking to minimize tenant improvements and occupy within 45 days.
The Solution
CB Richard Ellis used a step-by-step approach, adding value at every step. First, we made a wide-ranging search of possible buildings. Then we compiled a "Hot List" of buildings for Magnum to tour extensively. Finally, once a suitable building was found, we coordinated Magnum's minor tenant improvements and needed repairs with a single contractor. This significantly reduced Magnum's occupancy costs.

End Result:
Magnum achieved a $216,000 savings in rent off the current market. There were additional savings by utilizing existing furniture and obtaining a tenant improvement allowance.
