| Magnum Semiconductor needed to relocate into a smaller facility of 20,000 square feet in the Fremont-Milpitas market. Their objective was to find a suitable building at significantly below market rental rate. Magnum was also looking to minimize tenant improvements and occupy within 45 days. |

Then we compiled a "Hot List" of buildings for Magnum to tour extensively. Finally, once a suitable building was found, we coordinated Magnum's minor tenant improvements and needed repairs with a single contractor. This significantly reduced Magnum's occupancy costs. |
