Seventeenth Street Plaza


 

Seventeenth Street Plaza —The CB Richard Ellis Investment Group of Mary Sullivan and Tim Swan, represented Seventeenth Street Plaza Holding Company in the sales transaction of a trophy, CBD Denver Class “A” office asset. Seventeenth Street Plaza is one of a handful of trophy office assets in Denver’s Central Business District (CBD) and the first to earn a LEED Gold Certification for a multi-tenant high-rise in downtown. The asset has also received the Energy Star award every year since 2003. Seventeenth Street Plaza is a 33-story (32 tenant floors) office tower consisting of 666,653 square feet and is 93% leased. 

Seventeenth Street Plaza with its attached parking structure provides a parking ratio of 1.05:1,000 SF and encompasses a full city block bounded by 17th and 18th Streets, and Larimer and Lawrence Streets. Skidmore, Owings and Merrill, the architect for Seventeenth Street Plaza, designed this spectacular asset with a granite-clad exterior and a two-story atrium lobby. Amenities in the building include Ink! Coffee, Heidi’s Brooklyn Deli, a fitness facility with showers and lockers, a bank, 24-hour security and a loading dock with a dedicated freight elevator.

HRPT Properties Trust paid cash for this asset and represents the tenth largest transaction in the nation for the first half of 2009.

55 Madison


 

The Citadel, 44 Cook , and  55 Madison—The CB Richard Ellis Investment Group of Mary Sullivan, Tim Swan and Ron Urgitus, represented MS Crescent ONE SPV, LLC in the sales transaction of three prominent Cherry Creek Class “A” office assets:  44 Cook, 55 Madison, and The Citadel—the single best asset in Cherry Creek. Representing a total square footage of 392,542, all three assets offer numerous amenities and first-class building features. KBS Realty Advisors purchased The Citadel, while both 44 Cook and 55 Madison were purchased by a Portland, OR-based commercial real estate investment and development company. These transactions reflect the strength of the Denver investment market for high-quality office product. The three Class “A” properties garnered a lot of investor attention because of their highly desired location in the Cherry Creek office submarket along with the immense concentration of surrounding amenities. In close proximity to the assets are the Cherry Creek Shopping Center, Clayton Lane at Cherry Creek North, and the Denver Country Club.

Tamarac Plaza, Denver, CO

Tamarac Plaza—Consisting of 355,269 rentable square feet, Tamarac Plaza is multi-tenant, suburban office campus including three, five-and six story buildings with structured parking. Tamarac Plaza is located on a major artery, Hampden Avenue, within close proximity to I-25 and I-225. Most importantly, it provides a commuter convenient connection with the Southmoor Light Rail Station and Park-N-Ride facility less than one mile away. Highlighted by a reflective silver glass exterior, the buildings feature efficient and flexible floor plates (20,850 SF to 24,100 SF); tenant conference rooms; exercise facilities; executive lobbies; and well-appointed common areas. Additionally, shopping, hotels, and dining abound in the immediate area with Tamarac Square immediately adjacent and Tiffany Plaza, anchored by Whole Foods and 24 Hour Fitness, across the street from the asset. The team represented Brookwood Tamarac Investors LLC, in the sales transaction which closed on Monday, March 24, 2008.

Signature Centre at Denver West

Signature Centre at Denver West—Tim Swan, Ron Urgitus and Mary Sullivan represented Signature Centre at Denver West, LLC, in the sales transaction for the first commercial LEED Platinum-CS certified building in Colorado. Signature Centre Investments, LLC, owned by IVG Institutional Funds, GmbH and advised by Real Estate Capital Partners, purchased the first commercial LEED Platinum-CS certified building in Colorado, Signature Centre at Denver West. Signature Centre at Denver West is a premiere five-story, 185,920 square foot Class “AA” multi-tenant office asset with three levels of under-building parking along with surface parking. Located within the West Denver submarket and part of the Denver West Office Park, Signature Centre at Denver West was fully pre-leased when it opened in July of 2007. The transaction closed on Thursday, January 24, 2008.

633 17th Street, Colorado Tower

633 17th Street and Colorado Tower—Mary Sullivan, Tim Swan and Ron Urgitus sold two downtown high-rise assets occupying two very prominent city blocks bordered by California and Welton Streets between 17th and 19th Streets. The team represented the seller for both the Colorado Tower and 633 17th Street sales transactions, which were both sold to Toma West, LLC. 633 17th Street closed in September of 2007, while Colorado Tower closed in December of 2007. The 28-story Colorado Tower is approximately 424,279 square feet and included an attached six-story covered parking garage. Colorado Tower is connected to the neighboring 633 17th street asset by an exterior plaza. The 633 17th Street sales transaction included: the signature Class “A”, 32-story, high-rise office building consisting of 552,988 square feet, the five-story Plaza Garage parking structure, and the surface Lighthouse Lot—a potential future development site. Just two years prior, in 2005, the team represented Prudential in the sale of the 633 17th Street to Triple Net Properties Realty, Inc.
