As Executive Vice President with CB Richard Ellis, Ms. Sullivan acts as an advisor and intermediary in the sale of investment properties throughout the United States, and with her specially selected team, she employs a disciplined, systematic approach to the marketing process. These activities require the maintenance of a wide range of institutional and individual client contacts.
Through her commitment to excellence, Ms. Sullivan has established strong relationships with institutional clients that have awarded her numerous national disposition assignments. Notable clients include The Blackstone Group, Callahan Capital Partners, Prudential, TIAA-CREF, Crescent/Morgan Stanley, Invesco, Principal, Real Estate Advisors, Alliance Commercial Partners, Real Estate Capital Partners, Nichols Partnership and Lowe Enterprises, to name a few. Ms. Sullivan's completed transactions are valued in excess of $7.5 billion, representing over 38 million square feet, and her accomplishments are repeatedly acknowledged within the commercial real estate community.
Ms. Sullivan is recognized as the "Best of the Best" in the Commercial Real Estate Industry as the honored recipient of the NAIOP prestigious Broker Outstanding Achievement Award. Additionally, Ms. Sullivan is a five time recipient of the Investment Broker of the Year award by NAIOP — 2007, 2003, 2002, 1998, and 1994 — and received Honorable Mention by NAIOP in 2006. Ms. Sullivan was appointed to the Urban Land Institute’s Industrial & Office Park Development Council — Gold Flight for 2007. In 2006, Ms. Sullivan was awarded CREW’s prestigious Woman of Influence Award and selected to join the Board of Directors for Compass Bank. Tim Swan | Executive Vice President
Tim Swan has 24 years of commercial real estate experience. He has been involved more than 27 million square feet of sales transactions. The total consideration for these transactions is $6.0 billion. Major clients Mr. Swan has represented include Principal Financial Group, Alliance Commercial Partners, State Farm Insurance, Lowe Enterprises, Shea Properties, KBS Realty Advisors, Aardex, LLC, TIAA-CREF, and Invesco.
Mr. Swan has been one of CB Richard Ellis’ top sales professionals each of the last eight years, and has consistently ranked as one of the top investment brokers in Denver. Mr. Swan is also an active member in NAIOP and the Urban Land Institute. Mr. Swan was recognized as the top “Investment Broker of the Year” by NAIOP for 2007, 2003 and 2002. He received Honorable Mention in 2006. Mr. Swan earned a Bachelor of Arts degree in Political Science from Miami University in Oxford, Ohio.
Angela Lentell | Senior Financial Analyst | Marketing Team Coordinator
As the Marketing Team Coordinator with the Institutional Group in Denver, Angela manages team procedures, systems and technology to uphold the standards and commitment to clients. Angela also specializes in the analysis of income producing properties. Each valuation includes the abstraction of leases and an in-depth analysis of property operating expenses. Ms. Lentell manages the underwriting process; catalogues all due diligence materials; thoroughly reads each lease to create a "new" rent roll for the asset; ensures that all discrepancies are distilled; and interfaces with the property manager to iron out issues to perfect the accuracy of the collaterals. Further, Angela assists in the coordination and design of marketing materials during the pre-production phase of all asset dispositions. Since Angela joined CB Richard Ellis in 1997 she has analyzed more than $5.0 billion in asset valuations.
Before joining CB Richard Ellis, Ms. Lentell worked as a Financial Data Researcher for Standard & Poor's Compustat. She received a Bachelor of Science degree in Business Administration from Colorado State University with an emphasis in Finance.
Erica Marquis | Senior Graphic Designer
Erica Marquis joined CB Richard Ellis in 2006 and specializes in the design and production of graphic elements associated with team marketing projects. Before joining CB Richard Ellis, Ms. Marquis worked as a design specialist for a marketing firm in the spa industry. Ms. Marquis is a graduate of the University of Tampa, where she received a Bachelor of Fine Arts degree in Graphic Design.
Kate Waggoner | Research Manager
In 2007, Kate joined the CB Richard Ellis Denver office, after serving as a Senior Analyst at the Frederick Ross Company. Kate was promoted to the role of Research Manager in 2008. Kate produces market reports on trends and forecasting for the commerical real estate markets in Denver and relies on her broad range of knowledge to provide in-depth and meaningful analysis to our clients. She is dedicated to ensuring that the department continues to lead the industry in all research and marketing related services. Kate aids the team in providing special reports, stats and market overviews.
Sara Giacalone | Marketing Coordinator
Sara works as a Marketing Coordinator, focusing on assisting brokerage teams with the writing of proposals, individual and team brochures, marketing pieces, offering memorandums, and other specialty items. Prior to joining CB Richard Ellis, Sara worked as a Business Analyst, New Development with Trammell Crow Company. In her 11 years at Trammell Crow, Sara focused on writing, coordinating and final production of proposals and presentations, including the creation of marketing brochures, introductory presentations, RFP responses, and formal proposals for all service lines. Additionally, she acted as a liasion between the brokers, graphics, research and the national/global network, as well as assisted with media relations. Sara has been a licensed broker in Colorado since 1994 and has a thorough understanding of real estate. She attended the University of Iowa, majoring in Elementary Education.
