New Assignments - CBRE's Thomas R. Pajolek, Robert Caruso, Sean Cahill and Sue Dengenis were recently appointed leasing agent for over 500,000 sq. ft. of class-A office space available within three buildings, an integral piece of the planned 1 million sq. ft. of Spinnaker’s mixed use development project situated in the heart of Norwalk. The plan includes residential, office, retail and hotel to be developed on twelve acres of vacant land adjacent to the Norwalk Harbor and historic South Norwalk, at the intersection of Interstate 95 and US Route 7. District 95/7 can accommodate the needs of almost any tenant and will be within walking distance of the Metro North railroad. The mixed-use district will contain the features employees appreciate: water views, dozens of restaurants nearby as well as a hotel on site create the ideal mix of amenities.

CBRE Stamford was recently named the exclusive leasing agent for a 55,934-sq.-ft., Class A office space located at RiverView 287 Bowman Avenue in Purchase, NY. William Cuddy is overseeing the marketing of the space on behalf of the property ownership, FMB Asset Management. Totaling 122,800 sq. ft., the property is centrally located in Westchester County. The building offers four floors of modern office space, a concierge service, on-site management, a cafeteria, a full-service fitness center, coffee bar, a newly renovated lobby, outdoor parking and Beeline shuttle service to the Metro North train station.

Major Transaction – In one of the largest transactions thus far in 2007, CB Richard Ellis represented Amaranth Group, Inc. in the disposition of 123,074 square feet of office space at Greenwich American Centre located at One American Lane in Greenwich, CT. Amaranth Group, Inc. The multi-faceted deal was arranged through a collaborative effort between the Manhattan and Connecticut offices of CB Richard Ellis. Steven Greenbush of the firm’s Westchester/Fairfield office worked closely with Amanda Bokman, Robert Martin and Roshan Shah of CB Richard Ellis’ Manhattan offices in arranging the transaction on behalf of Amaranth.

Record Breaking Transaction - In a transaction that resets the standard for valuing trophy suburban commercial real estate assets, 55 Railroad Avenue in Greenwich, CT recently traded for $142.5 million or $1,083 PSF. Willrich Holdings, LLC, an affiliate of Willet Companies, LLC of Rye, New York sold the 131,630 SF, Class A CBD office property to Kensico Properties, who had also acquired the Pickwick Plaza complex in Greenwich, CT this past January. Jeffrey Dunne, Steven Bardsley and Rikki Lawrence of CB Richard Ellis’ New York Tri-State Region Institutional Group represented the seller and procured the buyer in the deal.
