Case Studies:
1300 Market Street - The GE Capital Corporation foreclosed on the prior owner and took ownership of 1300 Market Street located in Wilmington,DE.  GE Capital then grouped together a large a portfolio of challenged properties and co-invested with Illinois Tool Works (ITW) as an investment partner.  GE Capital remained as advisor to ITW and the fund.
 
Accenture - Anderson Consulting was awarded a portion of the E.I. du Pont de Nemours Management of Information Contract in early 1997.  Andersen Consulting needed to locate 1,000 personnel to a facility by December 1997.

Applied Extrusion Technology - The challenge was to locate or build a special purpose facility to consolidate headquarters and lab personnel in Northern Delaware market, reduce occupancy costs and occupy in under twelve months.

Bank of New York reached an impasse in negotiations with the Landlord when they retained CB Richard Ellis, Inc. Bank of New York occupied 190,000 sf of space located in three buildings with the same office park, the leases were not coterminous and had over two years of term remaining.
 
Chestnut Run - Build-To-Suit.  DuPont had a 100,000 sf space requirement in Northern Delaware.  The requirement had a very narrow locational focus.

City Center - E.I. du Pont de Nemours through consolidation, business divestitures and outsourcing of some non-core business functions found they needed only 260,000 sf of 2 high rise buildings totaling over 1 million sf of office space located in downtown Wilmington, Delaware.
