Significant Assignments
Participated as the real estate agent in the acquisition and assemblage of several parcels and railroad right-aways for a 170 acre mixed-use development incorporating office, retail and residential uses. Also served as the real estate consultant on the Strategic Planning Team consisting of the general contractor, architect, engineer and attorney in the development and planning of the project, zoning and annexation, and covenant development. And ultimately orchestrated the real estate leasing and sales.
Conducted the leasing campaign on a 50,000 square foot office complex for Principal Financial Group. Less than 40 percent leased when received in default, was brought up to 93 percent occupancy when sold thirteen months later. Then sold the properties a second time, nine years later, to a 1031 Exchange Investor.
Identified a retirement housing project run by a local hospital in need of management changes. Negotiated a purchase below assessed valuation. The Buyer maintained the existing subsidized housing and over a period of three years converted the entire project over to "at market" rents positioning the property for sale.
