City Plaza is a 130,000-square-foot, upscale lifestyle center located at the corner of University Drive and Fir Road in the University Park trade area in northeast Mishawaka. Bordering one of the most affluent residential communities in the area, the project encompasses both the north and south side of the road, along the eastern corridor into the trade area.

City Plaza benefits from I-80 and I-90 visibility, excellent access from the five-lane University Drive, storefront parking, and beautifully landscaped grounds including fountains. South Bend is home to the world-renowned University of Notre Dame, where visitors spend more than $92 million annually with local retailers. The South Bend-Mishawaka area is the second largest retail trade area in the state next to Indianapolis and located only 90 minutes east of Chicago. City Plaza is located just 1.5 miles north of a 700-acre, mixed-use corporate park, which combines residential, hotel and convention center elements, plus more than 700,000 square feet of Class A office space. In addition, Saint Joseph Regional Medical Center has broken ground on a brand new, 633,000-square-foot, state-of-the-art hospital to be located on 90 acres just over one mile south of City Plaza. Ruth’s Chris Steakhouse is opening a two-story, 11,000-square-foot restaurant with outdoor seating in summer 2007.

The Designated Market Area encompasses a ten-county area including northcentral Indiana and southwest Michigan. The DMA population is approaching one million and has an Effective Buying Income of over $14 billion with retail sales over $8 billion. The University Park Trade Area includes more than 5 million square feet of retail space including the 1 million square foot regional University Park Mall.
