*
The lease held by the owners is structured on 40-year extendable terms; there are 37 years left in the current term. The operation is situated on 225 acres of an 800-acre leasehold of US Forestry Service land.

*  The mountain has a 4,062 ft. summit and 2,112 ft. of vertical, spanning 47 trails (25% beginner, 45% intermediate, and 30% expert).

*  The operation may offer the following development opportunities: the construction of a "hostel" facility, additional glades ski terrain, additional year-round recreational uses, including camping and RV operations, and hiking (close proximity to the Appalachian Trail).

*  Facilities with the ski operation include a Main Base Lodge (22,500 SF), and the Bobcat Base Lodge (16,470 SF), as well as nine other peripheral buildings, (totaling roughly 29,000 SF) and miscellaneous snowmaking and grooming equipment. Wildcat also offers 12 month food / beverage and liquor licenses.

*  Wildcat offers skiers the longest and purest ski season in the Northeast, receiving over 200 inches of fresh natural snow annually on the most continuous vertical of any ski area in the White Mountains.

During the summer and fall, the Quad line is used to transport 4-passenger gondolas to the summit elevation of 4,062 ft (11-15 minutes) for spectacular views of Mt. Washington and eastward to the Atlantic Ocean.

Lift equipment includes:

*  The Wildcat Express Doppelmayr Quad Chairlift – 6,700 ft. length, 2,100 vertical ft., 2,400 pph 118 chairs. (Base to summit in 6 minutes.)

*
Tomcat Cetec Triple Chair – 4,450 ft. length, 1,350 vertical ft., 1,800 pph.

*  Bobcat Riblet Triple Chair – 2,700 ft. length, 750 vertical ft., 1,700 pph.

*  Snowcat Riblet Triple Chair – 1,500 ft. length, 225 vertical ft.,  900 pph.

Recent ski mountain sales such as Saddleback Mountain in Maine and Haystack Mountain in Vermont show a vibrant market for these types of assets.

We look forward to discussing this exciting investment opportunity.
