The Challenge

Renegotiate the current lease or relocate ITT Industries, Incorporated into approximately 75,000 square feet of very specifically delineated office/shop/research-development space in the Troy/Auburn Hills submarket of Metropolitan Detroit.  ITT encountered difficulities with shared research facilities and human resources at its former location, as well as developing environmental issues that made the option to relocate an appealing alternative.  The challenge then became finding suitable space to satisfy the very specific parameters of the Office/R&D/Shop ratio.  Despite a 13% vacancy rate and numerous facilities available very few buildings met the search criteria.  The Chosen facility at Executive Hills Drive emerged as the most likely candidate.  This facility, however, was built for the needs of a company that did not end up occupying the space, which necessitated a great deal of reconfiguration and defining base building landlord costs vs. landlord tenant improvement allowance costs.

The Solution
Teaming with one of Metropolitan Detroit's premier architectural firms, extensive space planning took place at the Executive Hills Drive location.  Programming studies mapped out the intricate ratio of space necessary for office, research and development and the shop area.  Taking into account team synergy, space efficiency and economics, ITT Industries, Inc. moved into their new location as a single tenant occupier in a newly constructed facility best suited to the operations of their company and expansion rights to 30,000 square feet of adjacent space.


The End Result

Through the efforts of CB Richard Ellis, ITT Industries, inc. completed a 12-year, 74,992 square foot lease at a brand new fully customized corporate headquarters facility located in Auburn Hills, Michigan.  This opportunity helped ITT Industries, Inc. realize a significant rent reduction and $1.2 million dollars in tax abatement.  Additionally, the efforts of the CB Richard Ellis team resulted in 10 months worth of free rent.
