"Brian Fogelberg was engaged by Wells Fargo Financial to provide corporate real estate services to assist in the consolidation of three of our operations locations into a single, large facility.   The assignment involved leasing approximately 100,000 square feet of office space with guaranteed expansion rights during the term, parking for 600 employees, and an efficient building strategically located to met the needs of our employees.  The process for consolidation of the business units into the new facility also required tat we have the flexibility to integrate them over a period of up to two years without unnecessary rent exposure.

Brian worked creatively and diligently to achieve our goals.  We were able to negotiate a lease structure that eliminated the rent liability during the phased-in consolidation period through a staggered takedown of the space.  The terms also provided the hard expansion protection we needed going forward.  As a result, we were able to go from 60,000 SF in three facilities to 112,000 SF in one facility with protection to grow over our lease term.

Once the deal terms were negotiated, Brian assisted in our corporate validation of the opportunity by providing us with ongoing market intelligence and analysis to ensure that all options were explored and the best deal terms were negotiated.  Brian worked jointly with our internal leasing team and utilized his legal experience in a complex and challenging negotiation process that ultimately gave us the lease terms we required to move forward to lease execution.
