Through our discussion process with American National, we discovered the location had to be not only highly visible, but easily accessible, and work within a very stringent budget.
The obstacle to overcome on this assignment was price. Each location that met American National's location criteria was either too large for a banking facility, or priced on a "pad site" basis making it economically unfeasible for their budget.
In the end we partnered American National with a local developer to construct a 30,000 square foot, three story office building directly west of the Bakers Supermarket in Lakeside Plaza. This provided not only the "Landmark" location that American National desired, but allowed us to provide a rental rate that easily fit within their budget.
The developer's concern of constructing an office building that was only 25% leased was quickly alleviated as we placed CBiz Corporation on the entire second floor of the project. CBiz is a national company that is traded on the New York Stock Exchange.
This building is currently 100% leased.
On this assignment we worked with the client on land acquisition, through the entire bidding and contactor selection process, and continue to work with them in a project management role.
