CENTRAL STATES INSURANCE COMPANY OF OMAHA
The Challenge
Central States Health & Life Co. of Omaha (CSO) is a mutually owned insurance company specializing in the debt protection market. CSO’s vision is to be the leader in debt protection products by providing innovative solutions and value to its lenders, agents and policyholders. From the 144,000 SF Omaha HQ Building, 150 CSO employees support over 4,400 financial institutions and automobile dealerships and is the top provider of debt protection in the dealer market in the United States.

In business for over 75 years, the changing demands for diverse work space and on going maintenance of the Corporate Facilities were presenting unique challenges for CSO to efficiently deliver quality work space for their diverse work force.
The Solution

CB Richard Ellis was able to reduce building operating costs by carefully developing and implementing a carefully scheduled maintenance program.  Engineers are scheduled so the building has coverage during all working hours with several hours each day of overlapping maintenance staff so jobs requiring two engineers can be completed. CB Richard Ellis absorbed the CSO maintenance staff into our management department. This provided continuity to CSO and quality engineers for CB Richard Ellis to use in other buildings. CSO and CB Richard Ellis meet regularly to discuss on going and upcoming building occupancy and management issues. This results in efficient planned occupancy of workspace. Cost effective offsite space has been incorporated into the planned use of space to accommodate offsite storage and disaster recovery.

Because the HQ buildings are over 25 years old, a comprehensive evaluation of critical systems has been completed and evaluated to ascertain and budget for replacement of aging building systems. The long-term capital budget is now known for the foreseeable future so there won’t be any surprises for company management.

Results

CSO enjoys efficient occupancy of well-maintained workspace at predictable costs and peace of mind knowing that maintenance issues have been addressed.
