DYNAMIC DISTRIBUTION / LONG BEACH, CA
Challenge
Rapid growth in third party logistics for the retail sector, increased transportation costs, and demand by multi-market clients led Dynamic Distribution to pursue possible expansion plans.  Occupying almost 1.5 million square feet in the NY/NJ port market, Dynamic sought to expand its geographic reach and reduce the skyrocketing transportation costs.  Many of the clients’ products were being manufactured in China, shipped to the Los Angeles Ports, transported to the East Coast, and ultimately sent back to the West Coast.  Dynamic sought a real estate partner which could assist in the evaluation of their current logistics systems in place while determining a strategic alternative to reduce costs, increase client satisfaction, and shorten lag times.
Solution

Dynamic Distribution engaged Bill Waxman and his team from CB Richard Ellis to determine how to achieve cost savings, increased service, and a wider reach for clients. The team quickly identified an overlap in cost and time because shipments were currently being received from China at the Port of Long Beach, traveling via truck and train to New Jersey, being repackaged and finally being sent back to the West Coast and Florida clients. CBRE’s NJ team paired with the South Bay team in Los Angeles to manage the site selection between the Corporate Headquarters and the new West Coast initiative. CBRE quickly identified several key strategic locations in a tight market through local knowledge of lease terminations and relationships with the major developers.  Ultimately Dynamic was able to capitalize on a 300,000 square foot location which allowed for possible expansion in the future which they ultimately purchased.  At this time, Dynamic is building an additional facility at the site.

Results
CBRE was able to identify a strategic location for Dynamic Distribution which decreased transportation costs, improved the service to customers with multi-market accounts, increased market share, and ultimately led to new business development from the enhanced capabilities.  Dynamic is now fully operational in their 300,000 square foot facility and has since increased its distribution network to include another major national retailer. As a result of this partnership and insight into the strategic use of real estate, Dynamic has received offers of more than triple what they paid for the property.
