TEAM STRUCTURE
The core members of SSAG-Cleveland focus 100% of their time within the self storage industry. This commitment to the self storage industry assures our clients that our energy is focused on market intelligence, transaction activity and all other aspects of the self storage industry. This gives our clients comfort that their representatives are experts in the self storage industry.
The team is led by Steve Hryszko, Michael Howard, Jim Vanco and Barbara Goldsmith. Assistance from their national team includes Debt and Equity specialist Bernard Branca.
Steve Hryszko heads the CB Richard Ellis SSAG nationally. Steve focuses on the global investment side of the self storage business and is actively involved in serving large national and regional institutional owners.
With 20 years of indepth real estate experience, Mr. Hryszko's most recent position was Vice President of Acquisitions for U-Store-It. He was directly responsible for self-storage acquisitions and dispositions for the firm. Additionally, he negotiated transactions and performed financial analysis, site selection and all financial due diligence.
Michael Howard oversees the Self-Storage Group for the Northeastern region. Mike focuses on listing and closing self storage assets as well as working as a consultant with owners for all their self storage needs, business generation, property valuation, contacting investors and servicing existing business.
With over 20 years experience in the commercial real estate industry, Mike's main concentration was on both the implementation and origination of corporate acquisitions and dispositions for major international corporations.
Jim Vanco has over 29 years of experience in commercial real estate, Jim Vanco's sole focus is within the self storage industry throughout the United States. Jim brings a thorough background of real estate knowledge and understanding of due diligence, financial analysis and excellent negotiating skills.
Barbara Goldsmith Barbara Goldsmith is responsible for the creation and distribution of all communications and marketing materials. Her duties include research, design and distribution of marketing materials, database management, correspondence and client relations.
Prior to joining CB Richard Ellis, Ms. Goldsmith worked with one of the leading investment sales teams at Insignia/ESG and later at DESCO Southwest in Phoenix, AZ.
Bernard Branca is responsible for the capital markets implementation of the assignment. Bernard will underwrite and advise clients on accurate levels of achievable debt for their assets. Additionally, Bernard will educate potential buyers on the most competitive sources of real estate capital available.
Should a prospective buyer decide to engage SSAG-Cleveland to arrange acquisition financing, Bernard will be responsible for assembling and completing detailed mortgage investment packages related to the property, marketing the property to potential lending sources and assisting the buyer in the procurement of the financing.
