Sam Merkle is a Vice President for the CB Richard Ellis National Tax Credit Advisory Group, with over 20 years of commercial and multi-family experience. CBRE is the nation’s leader in investment property sales with transaction volume of $48.6 billion in 2006. Of this amount, $21.2 billion was attributable to multi-housing properties, making it the “Top U.S. Apartment Broker” according to Real Capital Analytics.
The National Tax Credit Advisory Group (NTAG) is comprised of Low Income Housing Tax Credit (LIHTC) industry professionals that specialize in the brokerage of LIHTC properties (GP sales, asset sales, workouts, year 15 properties, re-syndication opportunities, portfolio transactions, etc…) throughout the country. These individuals were responsible for disposing of over 60 LIHTC properties over the last 18 months.
Formerly, Sam was Vice President of a major LIHTC syndication firm where he provided disposition brokerage services, as well as acquisition brokerage services, for the development group. His duties also included marketing, negotiation of purchase/sale agreements, market analysis, financial analysis, site search/selection, sitting on the Investment Committee, and overseeing the project management group.
Sam also served as a Senior Portfolio Manager with the Trammell Crow Company (nka CB Richard Ellis). At TCC, Sam was responsible for executing approximately 125 transactions annually for one of its largest corporate services clients. Duties included negotiating a variety of transactions, market/financial analysis and site search/selection. He also held various positions at Koll, Security Capital Industrial Trust and Cardinal Industries in brokerage, property management, appraisal, and mortgage finance.
