Sam Merkle is a vice president for the CB Richard Ellis National Tax Credit Advisory Group, with over twenty years of multi-housing and commercial real estate experience.  CBRE is the nation’s leader in multi-housing property sales with a transaction volume of seven billion dollars in 2008, nearly double that of its nearest competitor.  In 2008, CB Richard Ellis was rated the “Top US Apartment Broker” by Real Capital Analytics, a title which it has held every year since 2001.

The National Tax Credit Advisory Group (NTCAG) is comprised of Low Income Housing Tax Credit (LIHTC) industry professionals that specialize in the brokerage of LIHTC properties (asset sales, general partnership interests, year-15, portfolio transactions, workouts, re-syndication opportunities, etc.) throughout the country.  These individuals have completed approximately 80 LIHTC transactions.

Formerly, Sam was Vice President of a major real estate investment firm, which specialized in LIHTC equity investments.  His duties included acquisitions, dispositions, property marketing, site search/selection, negotiation of purchase/sale agreements, market analysis, and financial analysis.  Additional duties included providing corporate real estate services (transaction management, lease administration & facility management), overseeing the construction management group and sitting on the investment committee.

Sam has also served as a senior portfolio manager with Trammell Crow Corporate Services (nka CBRE).  At TCCS, Sam was responsible for executing approximately 125 transactions annually for one of its largest corporate services clients.  Duties included negotiating new leases, renewals, build-to-suits, site search/selection, dispositions, purchase/sale agreements, and market/financial analysis.

Prior to TCCS, Sam also held various positions with industry leaders, Koll Management Services (nka CBRE), Prologis Trust, and Cardinal Industries.  In these positions, Sam developed deep experience in property/facility management (one to three million SF portfolios), mortgage finance, and commercial appraisal.
