Case Studies:

1818 Market Street - Engaged by Morgan Stanley for the sale of 1818 Market Street, a 1980s vintage, 80%-leased office tower totaling 980,000 square feet located at 19th and Market Streets.

 


 

1500 Spring Garden - Two years ago, 1500 Spring Garden was converted into a carrier hotel for telecommunication providers. After a downturn in the telecommunications industry, 1500 Spring Garden owner’s Amerimar Enterprises Inc. asked CB Richard Ellis to transform the building into office space and become the exclusive leasing agent for the building.







American College of Physicians - The highlight of this lease transaction is the geographical move from the heart of the Independence Hall submarket to its fringe at 6th and Race Streets.  It also represents the most significant lease, in terms of square feet, within the Independence Hall submarket.


Aramark Tower - Engaged by Heitman to market for sale Aramark Tower, a Class A office tower in an obscure location consisting of a total of 632,000 square feet in a 25-story office tower.  Located on the east side of Market Street, Aramark represents a unique opportunity to purchase a high-quality office complex with timeless brick and reflective glass architecture and highly functional floor plates in a location where no other Class A assets exist.


Elsevier - Elsevier's U.S. headquarters occupies 124,000  RSF of non-contiguous office space at the Curtis Center in the Philadelphia CBD.  Elsevier needed to improve its work environment at the Curtis Center through a substantial investment in technology and space improvements.  However, Elsevier had a looming lease expiration and did not have a contractual renewal right.



Four Penn Center - The record sale of Four Penn Center, a 525,000 square feet Class A office tower, is a classic underdog success story that was six years in the making.






LogistiCenter at Logan is a 1,000 acre Industrial zoned park in Logan Township, New Jersey. Located in a hot market for land and investment opportunities, CB Richard Ellis approached the owner of the park with the idea of selling.

One South Broad - Engaged by JP Morgan Fleming for the sale of One South Broad Street, a landmark Class A, 28-story, 464,000 square foot, high-rise office building located directly across the street from City Hall.

 


 

Public Ledger - Engaged by the Bernstein Companies for the sale of The Public Ledger Building, a quality, Class B, multi-tenant, 12-story building.  Located at Independence Hall at 6th and Chestnut Streets.

 

 

 

Seamens - Seamen's Church Institute, an international seafarer's mission, has been working in the Philadelphia region since 1843.  They provide cross-cultural and spiritual assistance to seafarers in the ports along the Delaware River.

Three Parkway - excelleRx, a leading medication management services company for chronically ill patients in the United States, needed new space to accommodate rapid growth and a new state-of-the-art call center with the telecommunications technology necessary for serving its customers.
