| In helping Methodist Healthcare create a long-term development plan for their Mid-town campus, we discovered that a perfect piece of property on Union Avenue could be purchased as a site for the hospital's new data center. So, CB Richard Ellis represented Methodist and acquired the property. After closing the deal, however, an opportunity arose-one that would alter the original plan dramatically. We knew of a national developer looking to build upscale apartments in Midtown. Methodist's new purchase lent itself to this kind of development and would provide excellent housing for Methodist employees and other Midtown residents. The problem: if Methodist sold the property to the developer, where would they put the data center? |

| We soon discovered that the multi-parcel block south of the original site could be acquired. So, with our client's blessing, that's exactly what we did, overcoming time and budget constraints. Then, we promptly closed the sale of the Union Avenue site to the apartment developer. The result? In addition to a convenient site for their data center, Methodist Healthcare gets a marquee apartment complex for their campus.
