PROPERTY OVERVIEW
This ±177,848 square foot complex is situated on ±1,258 acres approximately ±10 miles northeast of Palestine, Texas. It was constructed by Alcoa Aluminum in 1974/78 and has been idle since 1994. The site has ±11,200 linear feet of rail trackage (served by Union Pacific). The site is remote from other neighbors, has its own on-site electrical substation and is geographically equidistant from both Houston and Dallas.

The subject property is located in the Piney Woods Region of southeast Texas, in the central portion of Anderson County, approximately ±10 miles east of the city of Palestine, just south of North U.S. Highway 79. Palestine is the county’s largest town as well as the county seat and is located just ±36 miles southeast of Athens, ±108 miles southeast of Dallas and ±153 miles north of Houston.
 
A good network of U.S. Highways, State Highways, secondary highways, as well as county roads, provides easy access to all areas throughout the county.  U.S. Highways 79 and 84 are the primary arteries to the east and west and U.S. Highway 287 is the main thoroughfare to the north and south.

The improvements are 100% vacant. Originally built in 1968 as a chemical manufacturing facility for ALCOA, it was purchased in 2005 by American Bio-diesel for development of a bio diesel processing plant. The conversion of the subject was never completed and American Bio-diesel vacated in mid 2008 when it was foreclosed by the FDIC. The excess land is reportedly being leased for $1,000 per month for rural recreational use by an adjacent property owner.
