Since 1990, CB Richard Ellis has leased this building and upon the sale in 1998, two very large tenants had vacated the building within a few months of each other leaving the building 70% vacant. Koll Bren retained CB Richard Ellis to manage and lease the building. A 140,000 SF, multi-national tenant expressed interest in the building due to its location near Houston's George Bush Intercontinental Airport, and World Houston could only accommodate 120,000 square feet at the time. |

The tenant did not disclose its identity (due to a relocation and pending merger) for several months. This company had very demanding requirements regarding building systems, operating hours and expansion capabilities. The CB Richard Ellis leasing team and property manager were jointly involved in extended and complex lease negotiations for several months with the tenant and its representatives. The team was also successful at making available additional space in the building through a buyout of an existing tenant and relocation of several other tenants. |
