Cooper Tools was in the process of closing down their 207,000 SF manufacturing facility in Northwest Houston due to duplication of facilities around the country. They enlisted Billy Gold, Tom Lynch, and Brendan Lynch to market the property with a mandate to sell it for the highest achievable price but with the stipulation to consummate the sale by year's end. This was a challenging asset to sell due to its size and its specialized use as a machine shop operation. Due to the team's extensive market knowledge and working relationships, the property was under contract within three weeks of listing at a price very close to the asking price.
Shell Oil Company asked CB Richard Ellis to survey the Houston industrial market for distribution facilities. Shell stated that they did not have the time or inclination to consider a build-to-suit. George W. Jones went to work and Shell Oil Company was able to occupy a state of the art facility which met all of their immediate requirements and provided room for future expansion while achieving an overall cost which was below that of most existing properties initially reviewed.
Striving to accommodate the expanding needs of its customers and local communities, Wal-Mart is relocating to its new "Supercenter" concept in many markets. Wal-Mart is committed to keeping their former buildings in productive use and has enlisted CBRE Portfolio Services to facilitate the dispositions of these former buildings. To date, Portfolio Services has represented Wal-Mart in the sale of over 100+ properties.
