Office Development

 

The offices at ALTAIR will, when completed, encompass 1.65 million square feet of aesthetically compatible class "A" office space in 13 buildings situated in and around 40 acres of lakes and pedestrian friendly green space. Several of the office sites will provide buildings in excess of 250,000 SF and boast covered parking.

 

Currently two of the proposed office buildings are completed. These two buildings, the Liebert Office Building and the ABB Building total 177,000 square feet.

 

As Integra Realty Resources notes in the detailed Polaris Office Market Analysis, the Polaris office market encompasses 22 buildings with a total of more than 3,800,000 square feet of rentable office property. Between 1998 and 2001, 16 of the 22 comparable office buildings illustrated within the analysis were constructed, including the Bank One Corporate office building, which encompasses approximately 2,000,000 square feet.

 

Additionally, the Germain Amphitheatre is conveniently located less than 2 miles east of the Polaris development.  The 20,000 seat Amphitheatre is home to an average of almost 30 outdoor concerts per year, which is another generator for room nights.

 

The numerous amenities in ALTAIR are designed to provide the office tenant with a campus atmosphere intended to encourage employees to stay "on site". These amenities include upscale restaurants, hotels, a convention center, banks, a lifestyle retail center and walking paths.

 

Within walking distance to the south is Westerville's new recreation center that provides the ultimate indoor recreation experience. Whether you swim, play basketball or work out, it is open to ALTAIR tenants.

Retail Development

The Promenade at ALTAIR will incorporate carefully selected shopping and services, with seven adjoining quality restaurants, and structured parking, all designed to facilitate the ease of doing business, working, being a guest of hotels and restaurants, and visiting the ALTAIR campus.

The Promenade, Restaurants and Hotel and Convention Center form a core triangle of entertainment and service easily accessible from anywhere in the campus by walking or by car. Office workers and trade area residents will find the convenience of: restaurants, quaint boutique shops, a general merchandise store, barber shop, ice cream parlor, office supplies, banking, service station, dry cleaning, drug store, parking and the like will eliminate having to leave the ALTAIR campus for their daily needs.

With over 1.65 million square feet of class "A" offices to be built on the ALTAIR campus, over four million square feet of similar offices in the neighboring area, a daytime working and shopping population of 50,000, and 153,000 people living within a five mile radius, and an average household income of over $82,000 with a median age of 36 years old, ALTAIR's retail and service providers will be very strongly supported.

Additionally, the 1.5 million square foot Polaris Fashion Place Mall which opened in 2001 is less than two miles away from ALTAIR.  As of late 2003, the mall was averaging sales well over $400 per square foot.
