Office Description:

CBRE's Pleasanton office serves the I-680 corridor, comprising eastern Alameda and Contra Costa counties. It is a fast-growing region with almost 40 million square feet of office space and approximately one million residents. While geographically vast the entire region is characterized by affluent communities, a vibrant retail industry, excellent public schools, and low crime rates. The East Bay's suburban office market can be divided in two: a North market centering on Walnut Creek's mid-rise office buildings and low-rise parks; a South market consisting primarily of Pleasanton and San Ramon's recently built mid-rise office parks.

 

The North market's most competitive office districts are in the large cities of Concord and Walnut Creek including the Pleasant Hill BART station area. Served by regional high-speed transit these neighborhoods are relatively dense and command very high rents comparable to downtown Oakland and San Francisco. Much of the space, particularly in the extremely affluent Lamorinda area, is focused on small users but Walnut Creek's downtown area contains high-rise buildings that compete with San Francisco for tenants.

 

While the overall office market has been struggling through the jobless recovery, the South I-680 corridor has been strongly increasing occupancy due to its very low-priced, recently built office space. Pleasanton has been one of the fastest growing cities in America and the South market is the primary location for the Bay Area's affordable, detached home development. San Ramon's Bishop Ranch Business Park contains almost five million square feet of rentable office space, and the city is one of the few in California without a payroll tax.
