As the financial analyst, Grant Takahashi is responsible for the initial underwriting of all the properties that Team Lustig-Bower brings to the market. When analyzing apartment buildings, Mr. Takahashi compiles each building's historic financial data, researches neighborhood buildings for rent and sale comparable information, and estimates the building's income and expense projections. When evaluating development sites, Mr. Takahashi researches the zoning and permitted uses of the property and then determines the number of units allowed on the property and the average unit size. Mr. Takahashi provides Team Lustig-Bower with his recommendation for pricing client's properties and provides his estimation for the probable sales range.
Prior to joining Team Lustig-Bower, Mr. Takahashi worked as an associate at Novica United, an e-commerce retail company, managing the largest sales account. In 2006, Mr. Takahashi became a Fellow of StartingBloc- an institution dedicated to training business professionals to become leaders in socially responsible business practices. Mr. Takahashi graduated from UCLA Magna cum Laude with a Bachelor of Arts in Communication Studies and a minor in Accounting. Mr. Takahashi holds a California Department of Real Estate Salesperson license.
