CBRE Assists Sensapure/Dyad Labs in the Purchase of Two Salt-Lake-Based Industrial Buildings

CBRE announced today that Sensapure/Dyad Labs has purchased two industrial buildings in Salt Lake City. Located at 1935 and 1945 South Fremont Drive, the buildings total just under 100,000 square feet and consist of a mix of office, lab and warehouse space. Jeff Richards and Tom Dischmann, senior vice presidents in the Salt Lake City office of CBRE, managed the transaction on behalf of both Sensapure/Dyad Labs and the seller, Schlumberger.

Sensapure is a custom flavor house that specializes in creating liquid and powder flavors for the health, wellness and nutraceutical industries. Born out of the need to constantly develop new and amazing flavors for one of the largest supplemet manufacturers in the country, Sensapure now helps a variety of companies create custom flavor systems for a wide array of products. The first company in Utah to employ certified flavor chemists, Sensapure partners with clientes from around the world to develop custom flavors for specialty products.  

Dyad Labs (formerly Genysis Labs) is a full-service, third-party contract laboratory offering chemical and microbiological testing services using state-of-the-art equipment. With their growing list of clients requiring an expanding set of services (hundreds of specialized tests from ingredient purity and potency to microbiology and heavy metal analyses), Dyad had outgrown the previous space they had shared with Genysis Brand Solutions. 

“Specialty laboratory businesses are not common and have very specific needs, so finding a building that met all our requirements was not an easy task,” commented Jeff Reynolds, Sensapure Founder and CEO. “When we walked through the buildings on Fremont Drive for the first time and saw that the space had seven separate lab spaces, we knew that it would be our new home.” 

Sensapure/Dyad Labs plans to move into the building at 1945 Fremont following some brief remodleing in the first quarter of this year; 1935 Fremont will be marketed for lease by Jeff Richards and Tom Dischmann.
