Cross-River Infrastructures Redistributes Logistics Resources between East and West Coasts

Guangzhou, Shenzhen and Hong Kong have the highest logistics flows in the GBA, a situation that is expected to continue for the foreseeable future. However, the completion of new cross-river infrastructure will drive the redistribution of logistics resources between the east and west coasts, especially for Zhuhai and Zhongshan, and enhance the region’s overall logistics flows. This will strengthen the long-term competitiveness of leading cargo ports including Hong Kong’s International Airport and Kwai Tsing Container Terminal, Baoan Airport and Yantian Port in Shenzhen, as well as Baiyun Airport and Nansha Port in Guangzhou. In turn, this will drive stronger demand for warehouse at or near these strategic locations.

At present, the total stock of tier I logistics parts in Hong Kong, Guangzhou, Shenzhen and Dongguan stands at 3.8 million sq. m., 1.67 million sq. m., 2.03 million sq. m. and 3.58 million sq. m., respectively, with vacancy rates ranging from 5% to 9%.
