As demand eroded available options for larger format retailers during 2021 and through the first half of 2022, the Greater Philadelphia retail big-box market faced a problem it had not encountered for nearly two decades – a lack of supply, specifically in primary markets. Over the years, national retail tenants have had time to scoop up desirable former big box spaces left behind primarily by department stores as they closed their doors throughout the 2000’s and 2010’s. Big-box retailers faced challenges from landlords that became less willing to meet retailer’s requirements.
