Professional Experience

 

With over 44 years of experience in the public and private sectors, Grant Uba has a diversified appraisal background with experience in the valuation of vacant land, residential, multi-residential, commercial and industrial properties.

Grant’s core professional interest is valuation and advisory issues relating to the effects on property value that a detrimental condition, which may be legal, external, physical, or environmental in nature, may have on property value. In addition, Grant provides valuations for the reset of base rent for in long-term ground leases and for renewal rent for commercial leases, and to estimate the value of licensed pits and quarries.

Grant provides valuations to assist in resolving disputes involving real property and determining compensation payable to property owners arising from expropriations. He has appeared as an expert witness before the Ontario Municipal Board, now the Local Planning Appeal Tribunal, the Ontario Superior Court of Justice and in private arbitrations.

Significant Assignments

 

Assignments on detrimental conditions include:
  • Estimate of the diminution in property value for stigma of residential properties with benzene contamination of groundwater and dwellings having water treatment systems
  • Investigation and analysis of local markets in proximity to properties in Ontario that were identified as potential sources of coal tar contamination to estimate the potential liability to a municipality for contaminant migrating to abutting properties
  • Expropriation of site contaminated with petroleum hydrocarbons and heavy metals. In determining compensation to the owner, remediation costs to address the contamination were offset by the excavation costs of the site for development of the site to its and best use and financial incentives offered by municipality for remediation of brownfield sites
  • Estimate of the diminution in property value for petroleum hydrocarbon and for volatile organic compounds contamination of shopping centres
  • Estimate of diminution in property value for PCB contamination of industrial land
  • Estimate of the diminution in property value for location near a landfill
  • Assignments pertaining to renewal rents
  • Estimating renewal rents, using both the objective and subject tests, as required by the lease, for industrial and commercial premises, and for vacant land subject to a long-term ground lease
