Jeffrey Grzywa is the Real Estate Manager at the Harold Washington Library Center, a 750,000 square foot public building containing 32 escalators and seven elevators. He serves as the liaison for the security, engineering and maintenance departments, as well as with the facility’s vendors. Jeffrey is also the Facility Manager of Northwestern University’s Book Depository, where he performs commercial facility management including oversight of HVAC, plumbing, fire alarm systems, landscaping, electrical and the Building’s Automation System. Jeffrey joined CBRE in 2014 following the acquisition of U.S. Equities Realty, where he continued his role within Asset Services.
Combined with his more than 20 years of experience in commercial real estate, Jeffrey’s in-depth knowledge of the technical aspects of facility management, his tenant relations skills and his aptitude for project oversight and planning are the keys to his success as a multi-site facility manager.
Previously, Jeffrey was the Regional Facility Manager for First Midwest Bank, a premier relationship-based banking franchise with more than 100 properties in Illinois, Iowa and Indiana. He managed 27 of the Bank’s properties spanning four counties in Northern Illinois. With a team of building maintenance engineers, Jeffrey oversaw all facility operations for the more than 800,000 square foot portfolio, including: capital improvement projects; vendor bids, contracts, selection and management; HVAC preventative maintenance; and all projects related to electrical, plumbing, carpentry, landscaping, snow removal, janitorial and fire/life safety. He also supervised the 360 facilities work order system for the properties and ensured all maintenance and repair work was completed in a timely, cost-effective manner.
Before joining U.S. Equities Realty in 2005, he was a facility and project manager for Combat Arts Institute, where he supervised a major remodeling project including space planning, designing floor plans and serving as the local code compliance and contractor liaison. His responsibilities also included overseeing the installation of the electrical and the ongoing maintenance of the HVAC, plumbing, security system, telecommunications and roofing. Jeffrey previously worked for Alliance Insurance Group as an office services supervisor and assistant facility manager.
Jeffrey served in the U.S. Marine Corps, where he received numerous accolades and had top-secret security clearance for classified work. Following his time in the service, he attended Harper College in Palatine, Illinois where his studies focused on management and supervision.
