Pedro K. Chin, co-heads the Multi-Housing Valuation Practice for the Los Angeles office. Mr. Chin graduated from the University of Southern California with a Bachelor of Science in Business Administration with an emphasis in Real Estate. Since joining the firm, he has been a practicing appraiser for the past 25 years and is one of the department’s most senior and respected members. His experience includes the valuation of a variety of income-producing property types, including multifamily, retail, office, industrial, mixed-use and land proposed for all asset types.

Mr. Chin has narrowed his practice over the past 10 years to specialize in complex valuation assignments, both existing and proposed, and has appraised some of Southern California’s most complex and high-profile assets. He provides and/or oversees the management of valuation services for financing purposes for all property types. He also regularly provides consultation services to owners, brokers, attorneys, and other appraisers throughout the Southern California CBRE network, particularly as it relates to land, residual land valuation, and feasibility problems.

Mr. Chin has appraised Oceanwide Plaza, The Century, 10000 Santa Monica, 8500 Sunset, 9900 Wilshire, Hollywood Palladium, Beverly Hills Hilton (redevelopment), Montage Residences Beverly Hills, Queen Mary, Dodger Stadium (land), Park Fifth, Columbia Square (former CBS Studios), Los Angles Center Studios (land), The Village at Santa Monica (Related Cos.), the House of Blues redevelopment, The Lorenzo student housing, LEVEL Furnished Living, and several multiuse master-planned communities to name a few of the high-profile assignments completed. Mr. Chin also has extensive experience with adaptive reuse conversions to mixed-use multifamily residential (rental and for-sale) with ground floor commercial or to creative office, large estate homes throughout Southern California, ground-leased assets (including profit participations in Marina Del Rey), properties with boat slips, properties impacted by regulatory restrictions (i.e. LIHTC’s, HUD, Mills Act, Coastal Commission, split-zones, conservation land, etc.), and valuing for-sale condominium projects. Mr. Chin is also one of the most knowledgeable and active specialists on appraising land, particularly for new construction, highest and best use, feasibility analysis, and complex zoning/land use issues.

Outside of work, Mr. Chin is a dedicated father who enjoys spending time with his wife to raise his two children. Together, he and his family enjoy traveling, going to new restaurants, and participating in a variety of their children’s extracurricular activities (baseball, soccer, basketball, martial arts, ballet, and music).
