Thao Nguyen is part of CBRE’s Manufactured Housing and RV Group, representing buyers and sellers in the acquisition and disposition of MHRV communities. Her focus involves properties in the South Central region, with emphasis in Texas, Oklahoma, Colorado, Arkansas, Louisiana and New Mexico. She is a Texas resident with 14 years of commercial real estate experience – of which, six of those years were specialized in the valuation of MHRV assets, including Carefree and AMC portfolios.
Miss Nguyen’s transition into Investment Sales leverages her appraisal background on how value is perceived by market participants. Her relationships with lenders and past experience as an Underwriter give her insight on deal structures and how to mitigate certain lending constraints. She has a deep understanding of P&L statements, market rents, expense ratios, cap rate trends and the tax implications that are sometimes triggered by a sale, notably for communities in non-disclosure states.
Prior to her current position, Ms. Nguyen worked at GE Capital as a CMBS Underwriter focused on MHRV loans and self-storage facilities. Before relocating back to DFW in 2014, she worked in CBRE’s San Francisco Valuation office, specializing in low-income housing tax credit properties and senior housing facilities. She was the MHRV Valuations Specialist from 2009 to 2012 at another appraisal firm and taught real estate classes for six years at a local Texas college. She graduated with a M.S. in Real Estate from the University of Texas at Arlington and a B.B.A. in Real Estate Finance from Southern Methodist University.
