Professional Experience

Mr. Sawayer joined CBRE/New England in 1992 and is responsible for all engineering and technical services for CBRE/NE's managed properties. Prior to joining CBRE/NE, Mr. Sawayer was with CC&F Asset Management Company for 17 years in a variety of capacities, most recently as Senior Engineer for all engineering and technical services for a portfolio in excess of 30 MSF.

Mr. Sawayer has a broad scope of duties including the development, maintenance and installation of proprietary PM software. Additional responsibilities include the review of all PM maintenance reports, selection and evaluation of engineering staff of over 140 building engineers, survey of systems for all new assignments, and all technical issues beyond the qualifications of building staff. He also provides due diligence studies for clients purchasing buildings, lease renewals and refinancing of properties. He sets up capital expenditure budgets and performs construction management services for major systems renovations, replacements and overhauls. A graduate of Northeastern University, Mr. Sawayer holds a bachelor's degree and has completed graduate work at Franklin Institute and Wentworth Institute.

Significant Transactions

Mr. Sawayer has been involved in many projects including: the reconstruction of a 400-car, three-level, subterranean parking garage located at 60 State Street in Boston ($6.0 million); the reconstruction of Spandrel Exterior Slab Panel System on a 275,000 SF office building in Cambridge ($2.5 million); HVAC system retrofits for several high-rise office towers totaling over 10,000 tons of cooling; conversion of red brick building to granite; comprehensive systems audits for Marathon Oil's headquarters facility, the Cleveland Cavaliers Coliseum, Chase Manhattan Bank, The Boston Company, and start-up and operations for Digital Realty; over 250,000 raised-floor operations consulted for Fidelity Investments; 1 MSF data centers; retrofit of high-pressure steam turbines driving 2,200-ton York chillers; and conducted several helicopter picks of equipment for high-rise buildings.

Additional assignments include:

  • Performed due diligence on over 40 MSF including the Messurterm building in Frankfurt, Germany (1.5 MSF)
  • Chiller and boiler retrofits in occupied buildings and the conversion of buildings systems, fan coil to heat pump, rooftop units, induction systems to variable air volume ($4.8M)
  • Replacement of a brick façade to granite, rebuilt structure in order to support granite ($8M)
  • Over 20 MSF of façade and window repairs
  • Roof replacements in occupied buildings over 15 MSF
  • Modernization of over 150 elevators
