Tony Basalari is an Executive Vice President of CBRE located in Los Angeles. Prior to joining CBRE, Tony had a 30-year career as head of Real Estate – Legal for The Walt Disney Company. While in his role at Disney, Tony oversaw real estate transactions worldwide for Disney Corporate and its major business units.
Tony’s transactional and development experience includes a wide span of expertise: entitlement and development of international theme parks and resorts, hotels and retail, dining and entertainment complexes; sports and entertainment venues; broadcast and streaming production studios; and mixed-use creative campuses.
Tony specializes in partnering with his clients to articulate and implement complex real estate development and transaction strategies. Using his extensive experience, he offers a broad range of services:

Disneyland Expansion
- Expansion of Disneyland with a $2 billion second gate, known as the “California Adventure” theme park
- Multi-level parking structure funded through a public bond measure supported by transient occupancy tax
- Implementation of a “resort district” using tax revenues to beautify public areas surrounding Disneyland
- Creation of “Downtown Disney,” a retail, dining and entertainment complex
Walt Disney World Expansion
- Creation of “Disney Springs” retail, dining and entertainment complex adjacent to Disney World

Hotel Development
- Site acquisition and development of resort hotels: Grand Californian Hotel and Pixar Place Hotel, Disneyland, Anaheim, California; Aulani Hotel, Ko Olina, Hawaii
Entertainment and Sports Venues
Angels Stadium Lease, Anaheim, CA
- Negotiation of long term rights to Angels Stadium from the City of Anaheim. Included development rights and restrictions on surrounding parking lot. Extensive terms dealing with sharing of revenues from stadium naming, signage, ticket sales and food, beverage and merchandise sales
ESPN LA Live/Staples Center Lease, LA, CA
- Negotiated rights for ESPN at the LA Live/Staples Center project for ESPN’s main West Coast broadcast studio.
Good Morning America Times Square Studio, NY, NY
- Negotiated rights for the Good Morning America studio in Times Square. Included an 18-month long ULURP process to entitle the GMA studio for sweeping views of Times Square
Jimmy Kimmel Studios, Hollywood, CA
- Set up the studio for the Jimmy Kimmel show in an historic building in Hollywood. Required multiple permits and licenses, including the rights to host live band performances on Hollywood Boulevard
Creative Campuses, Broadcast and Streaming Production Studios
Fox Lot, Century City, CA
- Negotiated long term lease and production services agreement for the entire Fox Lot in Century City, consisting of 20 sound stages and 500,000 sq. ft. of creative office
Disney’s Grand Central Creative Campus, Glendale, California
- Land assemblage of 130+ acres of commercial/industrial property
- Entitled for 6 million square feet of mixed use: creative office, studio production and light industrial phased over a 30-year period
- Funded required street and infrastructure mitigations/improvements from state and municipal sources
West 66th Street/4 Hudson Square 1031, NY, NY
- Sale-leaseback of ABC’s NYC headquarters for $1.4 billion. Sheltered most of the proceeds in a 1031 exchange for a 99-year estate for years at 4 Hudson Square
KABC-7 News Production Studio, Glendale, California
- Converted industrial parcel into a state-of-the-art broadcast television production news studio, including a news helicopter pad on top of the studio
- Required infrastructure improvements funded from municipal sources
Pixar Campus, Emeryville, CA
- Oversaw expansion of Pixar campus through refresh of entitlements and acquisition of additional space.
