CBRE Announces Sale of Alside Distribution Center in Yuma, Ariz. to FD Stonewater

CBRE announced the sale of the 222,554 square-foot Alside Distribution Center in Yuma, Ariz. to FD Stonewater, an Arlington, Va.-based real estate brokerage, investment, development, and asset management firm.

CBRE’s Barry Gabel, Chris Marchildon and Dan Calihan represented the Phoenix-based seller, Merit Properties.

Alside Distribution Center, located at 7550 East 30th Street, is a single-tenant manufacturing and distribution building with such features as 25’ clear height, 22 dock-high doors, and trailer storage.

The Property has been fully occupied by Alside since the original development of the property in 2005. Alside is a division of Associated Materials, a leading manufacturer and distributor of vinyl windows, siding, and doors. The large 21.1-acre site, which provides additional expansion opportunities, is on a ground lease owned by the tenant, with 74 years remaining. Due to its proximity to Southern California, as well as Phoenix and Tucson, Ariz., Yuma is an ideal manufacturing and distribution hub with a record 99.9 percent occupancy rate, according to CBRE research.
