CBRE Arranges $19.2 Million Sale of Murrieta Class A Office Complex

CBRE arranged the sale of Silverhawk Corporate Center, a 78,304-sq. ft. office complex in Murrieta, Calif., to a private 1031 buyer.

Matt Pourcho, Anthony DeLorenzo and Matt Harris of CBRE's Private Capital Partners represented the Seller, Coseo Properties, in the transaction.

The complex includes two Class A two-story office buildings built in 2007. The north building, located at 38975 Sky Canyon Drive, sits on 3.58 acres and is 39,264 sq. ft. The south building at 38977 Sky Canyon Drive is on 2.47 acres and is 39,040 sq. ft. The complex has 345 parking spots and amenities, including an expansive courtyard with a koi pond, a common-area conference room and dedicated locker rooms with showers. The building is currently at 96% occupancy.

"This multi-tenant property provides a “sticky” rent roll for private capital looking for stable, secure cash flow," said CBRE's Pourcho. "During the pandemic, not one tenant left or asked for rent relief because of it, and the building maintained strong 93% occupancy over the past three years. We ultimately selected a 1031 private buyer looking for stable-secure cash flow."

The property is adjacent to State Highway 79 and North of Murrieta Hot Springs Road. The complex is within three miles of restaurants and retail businesses and near the Golf Club of Rancho California and French Valley Airport.
