CBRE Brokers First-Time Sale of Iconic Apartment Tower in Denver’s Cheesman Park Neighborhood

CBRE announced the $31 million sale of the Corsican Apartments, an 82-unit high-rise multifamily community in Denver’s Cheesman Park neighborhood. Justin Hunt, Andy Hellman, Erik Toll, Chris Hart and Jessica Graham represented the seller, the property’s long-time ownership group.

Built in 1968, Corsican has one- and two-bedroom floorplans with an average unit size of 820 sq. ft. The building stands 11 stories and has underground parking. The community also has an indoor heated pool, steam room and dry sauna, fitness center, yoga studio and resident lounge/game room.

“Corsican offered a rare opportunity to acquire an iconic Cheesman Park tower that had never previously traded. This community provides some of the best views in Denver, a robust amenity package, and has some of the greatest parking in the neighborhood,” said Justin Hunt, senior vice president, CBRE.

The property is located at 1330 Gaylord St., a few blocks from Cheesman Park and the Denver Botanic Gardens and two miles from downtown Denver. Numerous restaurants, bars and other amenities are also within walking distance.
