CBRE Facilitates HQ Relocation for Ellrich Neal Smith & Stohlman in Palm Beach Gardens, FL

CBRE has facilitated a long-term lease at 3300 PGA Blvd. in Palm Beach Gardens, Fla., for Ellrich Neal Smith & Stohlman to relocate their headquarters in March 2023.

Kevin Probel and Kevin McCarthy represented the landlord in lease negotiations.  The tenant was represented by Steve Paige of Reichel Realty and Investments, Inc.

Founded in 1988, Ellrich Neal Smith & Stohlman (ENSS) provides forensic accounting and litigation services, tax and accounting, wealth management and valuation and advisory services throughout the state of Florida. ENSS is currently headquartered at 11025 RCA Center Drive in Palm Beach Gardens with additional offices in Miami and Orlando. The full-service accounting firm entered into a long-term lease for 10,500 square feet to become the building’s anchor tenant.

When choosing to relocate, Co-Managing Partner Matt Smith said they chose Gardens Plaza not only for its prime location, but also for the quality of the building and space which he considers both exceptional.

“Ellrich Neal Smith & Stohlman were looking for a modernized office building to better serve them. Not only will they benefit from nearby amenities, but they will also have building top signage,” said CBRE First Vice President Kevin Probel.

3300 PGA Boulevard is within Garden Plaza at PGA, a two-building class A office complex totaling 92,169 square feet. Garden Plaza was purchased in May 2021 by ABS/National Business Parks, a joint venture between longtime partners in real estate ownership.

A complete capital improvement program is underway including elevator modernization, lobby renovations, a redesign of the main entrance and new car ports and landscaping upgrades.

“Leasing activity has been robust following the acquisition with the execution of 26,359 square feet of new leases as well as 15,641 square feet of renewals and expansions. Current occupancy stands at 93 percent,” stated National Business Parks’ Chief Operating Officer Vincent Marano.

Garden Plaza sits within an eight-minute walk of more than 200 retailers and restaurants at The Gardens Mall, Legacy Place and Downtown at The Gardens.
