CBRE Facilitates Two New Leases in South Florida to Medical Office Tenants

CBRE has facilitated two new leases in South Florida to medical office tenants. Neuro Spinal Institute of Broward, led by principal Dr. Darran Hamm, has leased 5,011 square feet of space at 55 Weston Rd. in Sunrise, Fla. Christopher Dubberly with CBRE represented the landlord, Hera Weston, LLC. The tenant was unrepresented in this transaction and has already relocated from their previous space in Weston, Fla.
The 49,000-square-foot property is located immediately off Interstate 595 at the Weston Road Interchange, near the intersection of Interstates 595 and 75, and Sawgrass Expressway. It features newly renovated common areas and speculative suites available for immediate occupancy with high-end finishes. When CBRE began leasing the building in 2021, it was only 18% occupied. This lease brings building occupancy to 95.7% with only two remaining spaces available for lease.
Separately, a new-to-market plastic surgery practice has signed a new long-term lease for 3,601 square feet of office space at 2750 SW 145 Ave. in Miramar, Fla. Christopher Dubberly with CBRE represented the landlord, Riviera Point Corporate Center. The tenant was represented by counsel and signed a long-term lease. The practice will open upon completion of the ambulatory surgery center build-out, estimated for Q4 2023.
Riviera Point Corporate Center is a new five-story, state-of-the-art office building totaling 64,431 square feet. Property amenities includes a shared conference room, tenant lounge area with complimentary Wi-Fi, green car charging stations, and on-site property management. This lease brings the building to full occupancy.
“The average occupancy for medical office space across South Florida rose in 2022. Given the limited vacancy of Class A medical office space throughout the market, we are seeing medical tenants like Dr. Hamm and this plastic surgery center opt to convert professional office space for medical uses,” said CBRE First Vice President Christopher Dubberly.
According to RevistaMed, there are currently 14 medical office buildings totaling 1.81 million square feet under construction in South Florida.
