CBRE Secures Three Leases Totaling 10,761 SF at Poe West Development in Greenville

CBRE has arranged three leases totaling 10,761 sq. ft. at Poe West, a 60,000 sq.-ft. mixed-use development in Greenville’s West Village. The new tenants bring the development to nearly full occupancy, with only one remaining 1,575 sq. ft. space available.
CBRE’s Blaine Hart and Tommy Molin are spearheading leasing efforts at Poe West and represented the landlord and developer, The Furman Co., in the following lease transactions:
- 6AM City, a Greenville-based hyperlocal media company, leased 4,997 sq. ft. in Poe West’s Streetside Building. The rapidly growing national business is expected to move into its creative space by June thanks to the dedicated efforts of Dovetail Construction.
- Brains on Fire, a full-service advertising and marketing firm based in Greenville, leased 3,633 sq. ft. in Poe West’s Streetside Building. The company is moving from its previous location at 1263 Pendleton Street – after the sale of that building – to Poe West with plans to occupy at the beginning of April.
- An undisclosed fitness concept leased 2,131 sq. ft. in Poe West’s Railside Building. Plans to occupy by Summer 2022 are underway and more information is forthcoming.
Located at 556 Perry Avenue, approximately two miles from the center of downtown, The Furman Co. converted Poe Hardware and Supply Company’s 60,000 sq. ft. mid-century building into a creative office and retail development.
“Walking through the soon-to-close old metal fabrication operation four years ago seems like just yesterday. I recall saying ‘such a large space in a boutique market. Let’s not mess it up by doing too much of one thing. Strive for balance…part retail, part service, and part creative office space, spacing visitors over 18 hours, so as not to overwhelm the neighborhood,’” recalls Steve Navarro, president and CEO of The Furman Co. “Having two high-energy, super-cool users like 6AM City and Brains on Fire is the icing on the cake. So happy to see two high caliber firms with so much vision and presence recognize the value of Poe West and wanting to be a part of it.”
Poe West broke ground in February of 2019 and is comprised of the Streetside and Railside buildings with 150 available parking spaces. Greenville Technical College anchors the development with the Culinary and Hospitality Innovation Center (CHI). Poe West also houses office tenant 98 Ventures; restaurant tenants Six + Twenty Distillery, Carolina Bauernhaus Brewery & Winery, Unlocked Coffee Roasters and Eighty Twenty Cafe; and retail tenants The Junkyard and LaRue Fine Chocolate.
