CommonWealth Partners and CBRE Complete 10,000 Sq. Ft. Office Lease for Fireblocks at 441 Ninth Avenue

CBRE today announced the first new lease at 441 Ninth Avenue, the 700,000 sq. ft. 25-story trophy tower, since CommonWealth Partners acquired the property in December for $1.033 billion. Fireblocks, the leading digital asset and crypto technology firm, inked a 10,000-sq.-ft. office lease for new pre-built space on the 15th floor of the property located at the transportation-rich nexus of Hudson Yards and Manhattan West. 

CBRE’s Evan Haskell leads the team spearheading leasing at 441 Ninth Avenue on behalf of CommonWealth Partners. The CBRE team of Rocco Laginestra and Rob Wizenberg represented Fireblocks in the lease negotiations.

441 Ninth Avenue pairs the adaptive reuse of an existing brick factory building with a modern glass overbuild to set a new bar for “the office of the future.” The Class A office tower offers efficient, flexible space with high ceilings, natural light, breathtaking views and innovative technology. In addition, 441 Ninth Avenue achieves dramatic sustainability benchmarks, synthesizing brand new infrastructure with enhanced air quality and 14 separate outdoor terraces to meet the LEED Platinum standard.

Fitness giant Peloton and rideshare innovator Lyft anchor 441 Ninth’s office tenancy. The property is richly amenitized, offering tenant lounges, a café/coffee bar, bike room, and outdoor space totaling nearly 30,000 sq. ft. A large conference center and lounge is staffed with a building concierge, and offers numerous technology-enabled conference rooms of various sizes, including a large multi-purpose room that can accommodate meetings for over 100 people and multiple lounge areas providing tenants a great place to host events, accommodate overflow conferencing or use as touchdown lounge space.
