The Future of Greater Paris. Grand Paris Express and Office Market Opportunities January 2018
The Grand Paris Express will transform the office real estate in the region. How to estimate and anticipate the market's absorption capacity for new space? What fundamentals govern office space creation? Is a market shake-up under way? How will territories, and specifically station hubs, perform competitively in terms of attractiveness?
Although potential dispersion should facilitate several turnkey projects, three areas with porous boundaries stand out. First, the Paris-La Défense hub, whose appeal will be further strengthened thanks to improved access and additional stock renewal potential. At the crossroads between the edge of Paris and the vibrant La Plaine neighbourhood, the Saint-Ouen / Saint-Denis axis will also maximise the liquidity of existing office real estate as well as of properties currently in the development process. Finally, a multi-site cluster forming in the South, which stretches from Châtillon-Montrouge to Bagneux and up to the Ardoines site, is likely to emerge.
