한국 인포그래픽 – 아시아 투자 자본 흐름 모니터 2016년 하반기

Asian outbound real estate investment was dominated by Chinese investors in 2016. Buyers from the mainland accounted for nearly half of total investment — 47% or US$28.2 billion.

2016년 아시아 투자자의 해외 부동산 투자 활동은 중국계 자본이 주도한 것으로 나타났다. 중국 본토 투자자의 거래 규모는 총 거래 규모 중 절반에 가까운 약 47% (약 282억 달러)를 기록했다.

 

The increased scrutiny of cross-border capital flows is likely to slow the pace of Chinese outbound real estate investment in 2017. This could prompt Chinese investors to engage in a higher number of smaller deals instead of a few large transactions, which are likely to take longer to close.

반면, 중국 당국의 자본 유출에 대한 절차가 강화될 것으로 알려지면서, 2017 년 중국계 자본의 해외 투자 속도는 감소할 것으로 예상된다. 따라서 거래 지연을 감안한 중국계 투자자는 소수의 대형 거래보다는 다수의 소형 거래를 선호할 것으로 예상된다.

 

The US remained the preferred destination for Asian capital for the second consecutive year, drawing 43% of the overall total. New York also surpassed London as the top metropolitan destination for outbound investment in 2016.

아시아 투자자의 해외 투자처로는 미국이 2년 연속 가장 선호하는 지역으로 나타났으며, 전체 거래 규모의 약 43 %를 차지했다. 특히, 뉴욕은 런던을 제치고 2016 년 가장 주요한 투자처로 나타났다.

 

Compared to 2015, more capital was deployed to alternative gateway cities in 2016 as investors sought attractively priced opportunities.

또한, 다수의 투자자가 가격적인 측면에서, 상대적으로 매력적인 투자 기회를 모색함에 따라, 전년대비 대체 관문 도시 (alternative gateway cities)에 투자가 더 많았던 것으로 나타났다.

 

The period saw a significant uptick in Japanese investment targeted mostly at the US. CBRE Research expects Japanese buyers to step-up overseas investment in the year ahead as they are coming off a low base.

해당 연도에는 일본계 투자자의 미국에 대한 해외 투자가 눈에 증가했다. CBRE Research는 최근 해외 투자 시장에 진입한 일본계 투자자의 해외 투자 활동이 점차 확대될 것으로 예상한다.
