For real estate investors, the move into alternative assets such as cold storage is becoming more attractive financially. Indeed, cold storage capacity in the Asia Pacific region is limited compared to developed Western markets and a higher demand is expected in the future. Besides, cold storage occupiers tend to stay in the same facility for lengthy periods and are willing to commit to long lease terms as it can be challenging for them to find other space suited to their requirements.

CBRE has identified a range of cold storage investment opportunities in Australia, China, Hong Kong, India, Japan, Korea and Singapore.
Appropriate entry routes vary across these markets. Build-to-suit or forming partnerships with cold storage developers and operators is the preferred investment channel. Other conduits include sale and leaseback deals and converting dry warehouses to cold storage in highly populated cities lacking industrial land. In the longer-term, CBRE foresees more opportunities for investors to participate in cold storage-focused real estate funds, providing yet another conduit into this rapidly emerging and lucrative asset class.
