290 Shuter Is Using Retail Strategy to Improve Healthcare Delivery in Toronto

What if the outpatient care services in a hospital’s catchment area were all located under the same roof?

That’s the vision CBRE’s Kate Camenzuli has for 290 Shuter, a three-storey, 7,471 sq. ft. brick-and-beam office building that’s being repositioned as a health and wellness centre to the east of Toronto’s downtown core.

Located just down the street from St. Michael’s Hospital – a regional hub for neurosurgery, complex cardiac and cardiovascular care – 290 Shuter could act as a natural extension of the hospital, providing off-site outpatient care services.

Accessible Medical Ecosystem

Camenzuli’s vision for a comprehensive health-services tenant mix at 290 Shuter represents a departure from conventional office leasing strategies.  

“Traditionally landlords would focus solely on filling office space, which is a very utilitarian approach,” she says. “When you apply that same mentality to medical real estate, you don’t really see a cohesiveness in the businesses like you do in retail.

“You get a dentist’s office next to a medical lab, for instance, which don’t make sense together.”

By contrast, 290 Shuter has been designed with the same approach that you would see at a shopping centre, giving patients access to complementary health services all under the same roof. “The landlord trusts us to be able to curate the right mix,” Camenzuli says.

“Taking time and having the patience to creatively improve the medical services landscape is one of the driving forces of why we wanted to do this.”

Improving Healthcare Delivery

Public, private and insurance-covered health and wellness services are in high demand at the moment. As improved funding and new market entrants move healthcare delivery beyond the hospital, commercial real estate is playing a key role.

“Retail spaces are built in proximity to the population, usually with transit in mind. This provides convenient solutions for medical practitioners that support better healthcare delivery,” Camenzuli told Advantage Insights last year.

Evolution in Action

“This building presents a unique opportunity to create a highly curated list of tenants that would make patient care substantially easier,” says Camenzuli.

290 Shuter was vacated and renovated last year and now has medical suites and office spaces that are ready for immediate occupancy. Flexible options exist for whole-building and single-floor leases.

“The space is laid out very well,” Camenzuli says. Constructed in 1913, the building combines heritage architecture with modern interior design, creating an environment that’s full of character. “It’ll be a great asset for prospective tenants and for the surrounding community.”

290 Shuter promises to be a perfect example of that evolution in action.
