6 Canadian Commercial Real Estate Projects to Watch For In 2026

From luxury shopping centres on the West Coast to state-of-the-art music venues in the nation’s capital, commercial real estate developments continue to reshape and positively impact cities across Canada.

Here are six exciting projects coming to life in 2026.

History Ottawa (Ottawa)

Occupying a former Chapters bookstore on Rideau Street, Live Nation Canada’s new History venue promises to fundamentally change Ottawa’s entertainment scene.

The multimillion-dollar venture, developed in partnership with Canadian rapper Drake, will be Live Nation’s first venue outside of Toronto (where it launched History in 2021), filling a gap in Ottawa’s ByWard Market. The lease for the space was brokered by CBRE.

Slated to open in 2026, the 2,000-capacity venue will accommodate a general-admission audience on the ground floor and assigned seating on the upper level, and feature state of the art lighting and sound.

Vaughan 400 Jane-Shipwill Industrial Park (Vaughan, ON)

Billed as Vaughan’s first zero-carbon industrial development, the first phase of Vaughan 400 Jane-Shipwill Industrial Park, developed by Carttera and OPTrust, will be a ~510,000 sq. ft. building with 40’ clear height ceilings and 4,000 amps of power.

The initial phase is slated for delivery in the third quarter of 2026 and is targeting LEED gold and zero carbon certifications.

Amid a tougher industrial leasing environment, the project, with Highway 400 access and exposure, is being seen as a huge vote of confidence in the Greater Toronto Area industrial market, and Vaughan in particular as a destination of choice for business.

Senakw Rental Development (Squamish Nation, Vancouver)

Canada’s largest Indigenous-led housing and retail development is opening the door to more than 1,400 new homes in 2026, putting the Squamish Nation on a path toward complete economic independence.

When finished the development will have over 6,000 rental properties and create an ongoing revenue stream for the Nation while helping to ease Vancouver’s rental housing crunch.

Community amenities include a three-storey pavilion with a gym, pool and wellness centre; green spaces; car-sharing; and a new transit hub. The development will spotlight Squamish cultural identity and art throughout.

Inspire Bio Innovations (Montreal)

The Inspire Bio Innovations life-sciences hub in downtown Montreal is attracting a growing ecosystem of researchers and biotech companies. 
Ability Biotherapeutics, a Montreal-based antibody therapeutics company, has secured over 12,000 sq. ft. at the new facility, which will support Ability’s work to develop antibody-based therapies for cancer and autoimmune diseases. It’s the first group to commit to space in Inspire Bio Innovations’ second phase, which will be delivered in 2026.

The project gained international recognition by being awarded the title of Future Office Project of the Year at the World Architecture Festival.
Ability Biotherapeutics is pioneering a new generation of targeted antibody therapies for cancer and autoimmune diseases, powered by its proprietary generative AI-based platform.

Inspire Bio Innovations (Montreal, QC)

eStruxture CAL-3 Tier-III Data Center (Calgary)

eStruxture, Canada’s largest data centre developer, is building its largest facility yet in Calgary, with plans to be fully powered up by fall 2026. This $750-million, 90 megawatt (MW) operation will generate the power equivalent to 100,000 homes, or the entire city of Thunder Bay.

eStruxture’s CAL-3 Tier-III Data Center is designed to deliver top-tier colocation and network services while accommodating high-density computing environments and scalability requirements.

This project will continue to reinforce Alberta’s status as a vibrant tech and innovation hub driven by robust infrastructure investments.

Oakridge Park (Vancouver)

Oakridge Park is preparing to open its 650,000 sq. ft. retail centre in spring 2026. The project will boast a lineup of 140-plus global brands, with flagship stores and boutiques, including Valentino, Ferragamo, Dolce & Gabbana and Acne Studios. This will create an enticing mix of world-renowned brands with newer arrivals.

Oakridge Park is 15 years in the making and is being developed by QuadReal Property Group and Westbank. It is one of the largest mixed-use projects ever undertaken in Canada, covering more than 5.0 million sq. ft. and 28 acres, and designed around a nine-acre park.

Oakridge Park will also accommodate 6,000 residents in 3,000-plus units and include 700,000 sq. ft. of office space. It will also be one of Vancouver’s largest community centres and busiest libraries, contain six indoor and outdoor live-music venues, the Goh Ballet, and will be home to the second Time Out Market in Canada.
