CBRE Helps Homegrown lululemon Expand Its HQ Presence in Downtown Vancouver

CBRE’s Blair Quinn and Kevin Nelson just closed Vancouver’s biggest-ever homegrown office lease deal, securing 290,000 sq. ft. for their long-standing client lululemon.

The global retail leader will be expanding their Vancouver HQ campus by taking four floors of space at 725 Granville St., the office component of CF Pacific Centre, the city’s largest mall.

“This is a great growth story: an incredibly successful Vancouver-born company digs deeper roots in the city where it began,” says Quinn. “lululemon is expanding its footprint with a long-term lease in the heart of downtown Vancouver. This speaks to the confidence it has in the city’s office market.”

The additional lululemon office space will occupy most of a full city block atop CF Pacific Centre, which is well served by several nearby SkyTrain stations and an array of other amenities.

“This deal marks a major milestone not only for the lululemon brand but for Vancouver’s commercial real estate landscape,” says Nelson. “It also highlights the importance of locally based, and globally recognized companies in shaping the future of our urban centres.”

Space to Co-create

lululemon’s current Vancouver office portfolio includes several other buildings in various downtown locations.

“So the Pacific Centre space will be an additional building to help support the company’s growth,” says Quinn, who notes that it’s unusual to secure 300,000 sq. ft. with 75,000 sq. ft. floor plates and 17-foot ceilings. “It’s a rare find here in Vancouver.”

The building will be adorned with three significant lululemon crown signs to mark the iconic retailer’s expansion at one of the city’s most high-profile locations. “This huge presence in the core is very impressive,” says Nelson.

Deep History

Quinn and Nelson have a deep history with lululemon that stretches over 20 years.

“They’re the heart and soul of our city,” says Quinn. “We were able to find them a unique one-off opportunity at 725 Granville. There’s not another building like it. And it’s across from the lululemon flagship location on Robson, and in the same building as their Pacific Centre store too.”

“We found the needle in the haystack, pulled it out and were able to bring this transaction over the line,” adds Nelson. “It’s an exciting new chapter in our long-term partnership with lululemon.”
